Add Value

Our Value-Add strategy has been carefully honed and scaled to operate efficiently and effectively in the rapidly growing Texas market. We respond thoughtfully to market conditions and are always thinking ahead.

Capital Expenditure Improvement

Our construction background and strong subcontractor relationships allow us to take on heavy value-add projects and better control construction cost and timing. We have curated a scalable value-add roadmap and know how to spend effectively to improve value and leaseability. 

LEASING VACANCY

We actively acquire as much vacant or near-term vacant industrial product as possible, allowing us to immediately add value by leasing existing vacancy and mark rents to current market rates upon lease rollover. Our strong tenant relationships and portfolio of high-quality assets allow tenants to grow with us. We strive to find them the best space that fits their needs.

ASSET AGGREGATION

Our understanding of market trends and factors allows us to capitalize on disposition opportunities. We understand which assets to aggregate into a portfolio, increasing the value of the individual asset and the portfolio as a whole.
