Dallas-based CanTex Illinois Partners closed on two warehouses in Dallas, according to a news release.

The property includes two separate buildings totaling to 224,000 square feet and sits on 25 acres of industrial land. The property is currently fully leased to three tenants.

Dallas-based commercial real estate firm Davidson Bogel Real Estate, LLC represented the buyer with David Guinn and Ricardo Quinones handling the sale.

Austin-based Longview Equity, LLC was the seller of the property and was represented by San Francisco-based Putnam Daily at Preserve West Capital.

According to the release, the site is located at 3912 and 4012 Illinois Avenue, inside Loop 12 with accessibility to Downtown Dallas and Arlington.

Earlier this year, CanTex Capital acquired two other industrial buildings in one of the largest sales in the Brookhollow submarket in recent years. The company also acquired the Sylvania Industrial Park in Fort Worth last year, the manufacturing campus being the largest crane-served and rail-served facility in North Texas.

In 2021, CanTex Capital purchased over 55 buildings and 3 million square feet of industrial space. The commercial real estate investment company currently owns and operates approximately four million square feet of infill industrial on more than 300 acres in the DFW area.
